02 · Why it matters

Better lease decisions, with less data on your desk.

  • ConsistentEvery applicant answers the same guided questionnaire, so cases compare fairly.
  • DocumentedEach report records its indicators and their basis: an auditable trail for regulated markets.
  • MinimalDocuments are redacted before review and deleted after 40 days. Nothing arrives as an attachment.
  • NeutralIndicators describe the lease, never the person. The decision stays with your agency.

03 · Indicators

Three indicators, fully explained.

Each is scored from 0 to 100 from the questionnaire and its supporting documents, then placed in a documented band.

Can the household carry the rent?example78Good sustainability

Measures the sustainability of the proposed lease agreement in relation to the available economic and documentary information.

Residential and commercial cases each have their own questionnaire and weighting.

How exposed is the lease?example81Moderate risk

Represents a synthetic indicator of the rental risk associated with the case, based on the elements available at the time of processing.

A higher LRX means a lower lease risk.

How reliable is the paperwork?example92High reliability

Measures the completeness, consistency and documentary quality of the information received through the platform.

It measures how well declared information is backed by documents, not how much anyone earns.

04 · What arrives

An application holds far more than you need.

Payslips, statements and ID carry dates of birth, account numbers and spending. Keeping them is a liability.

04 · What we remove

Redacted with AI, before anyone reviews them.

Information the analysis doesn’t need is removed, in line with data minimisation and protection by design.

04 · What you see

Only what the case needs.

Your agent reviews a redacted version with the applicant’s name and the relevant financial information, inside the dashboard.

05 · How it works

Four steps, no attachments.

You create the case. Locarisk runs the questionnaire, the documents and the analysis.

01

Create a case file

Enter the property details — rent, contract type, address — and add one or more applicants by name and email.

Send the questionnaire

Locarisk emails each applicant a personal, secure link. Residential and commercial questionnaires are fully separate.

03

Applicants complete the form

A friendly, step-by-step wizard walks them through each section. They can upload supporting documents as they go.

04

Receive the report

Once all applicants have submitted the required information, Locarisk processes the case and generates a structured report in the dashboard. The report includes technical indicators and a clear breakdown of the analysis.

The analysis supports the agency’s assessment but does not replace the final commercial or contractual decision.

06 · Retention

Forty days, then deleted automatically.

The 40 days start when an applicant or guarantor joins the case. No one at your agency has to remember to clean up.

  • Uploaded documents
  • Redacted page images
  • Document analysis results
  • Questionnaire answers and contact details
  • Activity-log entries anonymised

A longer period applies only when needed to meet legal obligations, keep the service secure, or handle requests and disputes.
